Tiere während der Ferien von Patrick
In den Zoohandlungen hängen bei der Kasse immer Zettel von Leuten, die sich anbieten während der Ferien auf die Haustiere aufzupassen. Man müsste das ganze zentral koordinieren und entweder einen Platz bieten, wo die Tiere für ein, zwei Wochen abgeliefert werden können, oder aber in den Häusern gleich selbst vorbeigen. Das Personal wären Profis, die sich im Umgang mit Tieren auskennen. Man bräuchte eine Stadt mit einer Mindestgrösse und könnte dann nach und nach in weiteren Städten Filialen aufbauen. Wichtig ist in diesem Metier das Vertrauen der Kunden. Ist man an zentraler Lage und die Leute bringen die Viecher vorbei, hat man zwar Mietkosten, man spart aber extrem Zeit. Das ganze wäre dem Vorbeigehen in Häuser und Wohnungen vorzuziehen. Kleines Rechenbeispiel: In einer Stadt mit 200'000 Einwohnern, sollte es möglich sein, im Durchschnitt pro Woche 100 Tiere zu bekommen. Pro Tier wird ein Wochenpreis von 100 Sfr. plus eine Materialpauschale von 20-50 Sfr. je nach Tier bezahlt. Man hat also keine Materialkosten, kann in grossen Mengen ohnehin günstig kaufen. Pro Woche nimmt man also 10'000 SFr. ein. Die 100 Viecher kann man mit drei Leuten locker versorgen; für die gehen 4000 Sfr. Lohnaufwand weg. Bei der Miete sollte man mit 500 Sfr. pro Woche durchkommen. Man kann eine alte Industriehalle oder so leicht modifizieren. Restliche Kosten wie Versicherung, Strom, Treuhänder usw. bei 500 Sfr. pro Woche. Hat man zu Beginn noch Investitionen getätigt, z.B. 25'000 Sfr. in Käfige, Ställe, Umbau der Halle usw. dann gehen nochmals 500 Stutz pro Woche weg, um das ganze in einem Jahr zu ammortisieren. Nochmals 500 Sfr. könnte man dann noch für Werbung ausgeben. Gäbe ein schönes Werbebudget von 25'000 SFr. Es bleibt ein Reingewinn von 4000 Sfr. pro Woche. Für eine Filiale. Man könnte nun aber Dutzende davon eröffnen. Wie Fressnapf, eine wirklich tolle Idee. Die Leute müssen einfach wissen, dass es ihrem Tier gut gehen wird. Ideal wären Hunde, Nager, Reptilien, Spinnen, Vögel. Eher nicht geignet fürs Geschäft sind Katzen, Fische.

I've been watching this bidndig for six months and I can't believe that the competition has lasted this long. Part of it is mania part is hype from Realtors because this is the Best Time To Buy . Some of my own clients have offered up to $50,000 over asking prices because they're so eager to buy a house. In none of those cases have they got the house they were bidndig on. Someone else bid even more. I tell all my clients that there are plenty of houses coming onto the market and to be patient but so far there have been buyers for all the houses. I see no end in the line of buyers for the REO's that are priced well.I have very few clients putting down less than 20%. Several are putting at least 50% down and I have two all cash deals in escrow. Most of the REO brokers I talk to say that most of the deals are for at least 20% down and are mostly going to be owner occupied. Investors are not a big factor in the market.

Most of my clients have saved their 20%+ down pmeaynts. They sat on the sidelines as prices rose and saved their money. Some wisely sold a few years ago and have sat on the cash waiting for prices to fall. My sales tend to fall in the $350,000 to $750,000 range so the 20% down payment is substantial.I don't get involved in the loan side so I don't know about incomes but most people in the OC market are dual income families. You just about have to be around here.As far as DTI, 28% seems low. I thought total back ratio DTI of about 40% to 45% was standard. Depends on what other consumer debt you have.Brad Davidson

@ PITI, car payment. (those are <a href="http://ibfurfbvgxw.com">relaly</a> the only two loans you should have and the car loan is questionable IMHO)now that leaves 30% of your income, or 3k/mo for:groceries, utilities, HEALTH INSURANCE (that alone can be 10% of your gross!!), car insurance, car maintenance, gas for your car, cell phone, dining out, saving for retirement, emergency savings account, saving for a vacation.The numbers just dont work, even making 2.5x the national median income!
